The Firm of Hopkins · Tschetter · Sulzer and its attorneys have earned a reputation for consistent, effective, and successful representation of clients in our areas of practice. We accomplish this by taking a genuine interest in the unique requirements of each client, demanding excellence of ourselves, and delivering customized solutions. Throwing an army of people at complex problems is no substitute for clear thinking and sound advice. Solving complex problems today takes more than just legal expertise. Hopkins · Tschetter · Sulzer's philosophy that timely evictions save thousands in lost rental days has made us the leading eviction firm in Colorado. We appear more than once a week in most metropolitan Denver Counties. Our clients get to court fast because the Firm is in court every single day. We are second to none in rapidly removing non-paying tenants because of our continued and unrelenting commitment to quickly processing expired notices, setting quick court dates, and persistently following up with the sheriff to obtain the soonest possible move dates.


The Firm was founded by partners Phil Hopkins (deceased) and Mark Tschetter, who is now the Senior Managing Partner. Phil was affectionately known by those in the property management industry as the Guru of Evictions, and he tried thousands of cases during his long career. Our attorneys appear in county court on routine eviction matters and provide clients with the most aggressive representation when needed in tough non-compliance cases. The Firm advises and represents clients in state district court and federal court on a variety issues.

Because we are available to take and return your calls, meet with you, and even give seminars and presentations, our clients have unrivaled access at all times to top flight attorneys. Firm attorneys are further assisted and supported by a staff that is client service-oriented, knowledgeable, and professional. Because the staff uses state of the art technology, we are able to deliver a wide variety of customized services for Firm eviction clients. Such services include scheduling the sheriff so you don't have to (or so that you don't forget to) and providing a wide range of customized tracking reports regarding your eviction cases.


The Firm handles all landlord- or eviction-related legal matters, including but not limited to complex evictions in district court, foreclosure investing matters, installment land contract and lease/option litigation, tenant security deposit litigation, tenant nuisance abatement matters, defense against tenant counterclaims or money claims after resolution of the possession issue, lease drafting and review, and tenant related bankruptcy issues including obtaining relief from the automatic stay when tenants file bankruptcy. The Firm also handles commercial and real estate litigation, public trustee foreclosures, and business entity formation.


No landlord attorney firm can provide complete and comprehensive representation to its clients without having substantial experience in fair housing law. The Firm routinely advises clients with respect to fair housing matters and regularly defends Firm clients against tenant discrimination and fair housing claims. We have substantial experience and deal regularly with the various federal and state laws governing fair housing, as well as with the federal and state agencies with whom tenant discrimination and fair housing complaints are lodged. The Firm also defends property managers against housing discrimination complaints filed with the Colorado Civil Rights Division and HUD, as well as in state and federal court. The Partners regularly write and publicly speak about property management issues.


Because of its natural relationship to housing discrimination law, the Firm also practices employment litigation law with an emphasis on prosecuting and defending employment discrimination cases. Our employment law practice extends to handling wrongful termination claims, unemployment claims, wage and hour claims, and a variety of other employment-related legal matters. Due to the similarity between employment and housing discrimination, our experience in prosecuting and defending employment discrimination claims has and will continue to benefit all landlord and property management clients in fair housing discrimination litigation. We are available to offer precise information and aggressive representation based on our substantial experience in the unfortunate event that you or your company is sued for employment discrimination.

Value-Added Services

The Firm publishes a monthly newsletter to keep clients updated and informed about relevant property management issues. The Firm hosts a free monthly luncheon for firm clients and prospective clients. You can meet with the Partners and the rest of the Firm one-on-one at the lunch. The Partners discuss issues and answer client questions at every monthly lunch. While our luncheons are designed to educate and update our clients on key issues, the primary focus of these events is to build and strengthen our interpersonal relationships with our clients. Our attorneys believe that the joy of advocacy is in getting to know the client. If you need or want more individual attention, the Partners are always available to have lunch or meet with any Firm client at no charge.
